The town of Maria’s Island, Massachusetts, is Coupeville, on Whidbey Island. The kitchen, including the midnight margaritas, was a set on the Warner Bros. lot in Burbank.

None of it was filmed in Massachusetts. And the house you remember was never a house. It was an empty shell, built in about six months and torn down the day after filming wrapped.

10) Hambleden, Buckinghamshire: The Village of Thornfield

Practical Magic 2 turned a Chiltern village into the village of Thornfield for a single Monday.

The Henley Standard reported in August 2025 that the crew came in on a Monday. The church and its yard, the butchers and the garage were all used, and the crew set up, filmed and packed away the same day. For Hambleden it meant a day of road closures. For the film, it was the village of Thornfield.

A one-day stop like this is the opposite of the 1998 shoot. The first film moved onto two Washington islands for weeks, painted a whole street and built a house on a bluff. The sequel kept its big sets on a stage and visited real places only when it needed them.

9) The Hamptons, Worcester Park, London: The Town of Ashbury

The sequel’s Massachusetts town was a street in southwest London.

The first film found New England on an island in Washington. The second found it in Worcester Park, on the edge of southwest London. A housing development called The Hamptons stood in for Ashbury, a New England town in the sequel.

Faking America in England is nothing new. With the sequel’s sets at Warner Bros. Studios Leavesden, a London street was far easier to reach than a Massachusetts one. If you go, remember people live here. Stay on the pavement and keep the camera on the houses, not the windows.

8) March Point, Anacortes: The Night With Jimmy

The lights behind one of the darkest scenes in the film belong to an oil refinery.

HistoryLink, which pieced together the shoot from the 1998 local papers, says the blue lights of the Shell refinery on March Point were the backdrop for the night Gillian and Sally deal with Jimmy, played by Goran Visnjic. It’s a smart choice. The flat, industrial glow makes the scene feel far from the cosy kitchen and the garden.

Anacortes is also the ferry port for the San Juan Islands, so crews heading to the house set would have driven right past it. March Point has two refineries. Shell sold the one HistoryLink names to Tesoro later in 1998, and it is now Marathon Petroleum’s Anacortes Refinery.

7) Friday Harbor, San Juan Island: Base Camp

The island’s only incorporated town became the crew’s home for the island leg of the shoot.

In April 1998, the Journal of the San Juan Islands covered the arrival of a Hollywood crew. Downtown parking went to studio vehicles for about a week, and the production held auditions in town for local extras. Early guesses put the film’s spend in San Juan County at $3 million to $5 million. Later reports cut that to $1.5 million to $3 million.

The town got a celebrity sighting too. Tom Cruise, who was married to Nicole Kidman at the time, was spotted at Herb’s Tavern. From Friday Harbor it’s about 10 miles by road to the west side of the island, where the house went up.

6) The Coupeville Wharf and Waterfront: Sally’s Walk to Town

The red wharf on Penn Cove appears as Sally heads home to the Owens house.

Coupeville is one of the oldest towns in Washington, named for sea captain Thomas Coupe, who settled on Penn Cove in 1852. It sits inside Ebey’s Landing National Historical Reserve, so its waterfront looks much as it did a century ago. That’s why it could play an old Massachusetts fishing town with a coat of paint.

The Coupeville Chamber’s walking tour points out the wharf as Sally climbs the trail to the house. The trail she runs down into town is now the path to Town Park, past the Island County Museum. In the film, these few blocks of Whidbey Island and a bluff on San Juan Island 30 miles away look like one place.

5) Toby’s Tavern, Coupeville: The “Catch and Fry”

One of the oldest buildings on Front Street got a false front and a new name.

Filming in Coupeville started on 6 April 1998 and lasted about a week. The crew painted Front Street white and added false fronts and new signs. Toby’s Tavern, in the old Whidbey Cash and Carry building, became the “Catch and Fry” with a two-storey false front. Extras were paid $40 a day, and Kidman was only booked for one day in town.

When the crew left, the buildings were repainted their own colours. But one piece stayed. A white picket fence built for the film still stands near Toby’s.

4) Sally’s Verbena Shop, 4 Front Street, Coupeville

Sally’s botanical shop is now a Mexican restaurant.

The Sedge Building dates to 1871, and in the film it’s Verbena, the shop where Sally sells her botanical soaps and lotions. The Coupeville Chamber’s tour still says it’s the Little Red Hen Bakery. That’s out of date. Molka Xete Mexican Kitchen opened at 4 Front Street in March 2023, and the Seattle Times lists it as Sally’s shop.

The rest of Front Street is a who’s who of the film. The old livery building played the post office and is now Vail Wine Shop. Lesher’s Hardware is now Kingfisher Books. The ice cream sign from the film still hangs on Kapaw’s Iskreme. Coupeville’s visitor centre keeps props from the shoot on show.

3) Warner Bros. Studios Leavesden: The House Rebuilt

For Practical Magic 2, the Owens house was rebuilt from scratch on a studio lot in England.

Practical Magic 2 never came back to Washington. It was based at Warner Bros. Studios Leavesden, north of London, from July to September 2025. Coupeville’s Chamber director, Lynda Eccles, told FOX 13 Seattle, “We were all very disappointed about that.”

The art department built the kitchen, the greenhouse and a garden the actors could walk out into, and the apple trees they planted grew fruit. “That house was emotional,” Sandra Bullock told Food Network. “It had a soul.” Maisie Williams said the set was “exactly like the original”, and Bullock pushed to replace tiles that were no longer made.

2) The Warner Bros. Lot, Burbank: The Kitchen and the Midnight Margaritas

The most famous kitchen in witch movies was a set in California, and the tequila was real.

Griffin Dunne says the studio gave him “enough money to build an entire three-story Victorian house” plus “several stages on the Warner Bros. lot”. The kitchen, with its cream Aga range, was one of them. Production designer Robin Standefer said, “The Aga is almost like a shrine.” For some scenes, the kitchen and conservatory sets were taken apart and shipped to San Juan Island.

The midnight margaritas scene isn’t in Alice Hoffman’s book. Dunne says it was shot on the stage in Los Angeles. “We all drank tequila and shot that scene,” he told Yahoo in 2017. Years later he told Metrograph, “Nicole did bring tequila.” On the DVD commentary, Bullock wasn’t kind about its quality. Dunne chose the song, Harry Nilsson’s “Coconut”.

1) San Juan County Park, San Juan Island: The Owens House

The Owens house stood on a public park bluff above Haro Strait, and nothing of it survives.

The location scouts wanted a bluff that looked out to sea, and they found it on the west side of San Juan Island, on bare land in San Juan County Park. The 12-acre park sits on Smallpox Bay, about 10 miles by road from Friday Harbor. The county didn’t want the ground dug up, because of the site’s Native American heritage. So the house sat on a platform. “They didn’t want the soil disturbed at all,” Dunne said.

It was a beautiful place to work. “There’d be dolphins and whales just watching us filming,” Dunne told Yahoo. Then, the day after the last shot, the house came down. Dunne told Hunker it was flat by 5 p.m. “It was very sad. I passed by and I couldn’t look at it.” Today the park is a campground and day-use area, and you can watch for whales from the shore where the porch stood.

Is the Practical Magic House Real?

No. The Owens house was a set. From the outside, it was a hollow three-storey shell on a platform in San Juan County Park. The rooms you see inside were built on the Warner Bros. lot in Burbank. Nobody ever lived in it, and it was torn down the day after filming wrapped in May 1998.

Production designer Robin Standefer designed it with Stephen Alesch, her partner in the design studio that became Roman and Williams. They based it on the shingle-style Victorian houses and lighthouses of the East Coast, which is why it has a lighthouse tower. “Women were traditionally light keepers, and this was a house of women,” Standefer said in a 1998 interview with Victoria magazine, as quoted by The Cinemaholic.

It took about six months to build and came down in a day. That’s the trick of a good establishing shot. One wide frame of the house on the bluff, and you never doubt the rooms inside belong to it.

Where Was Practical Magic 2 Filmed?

In England. Practical Magic 2 was based at Warner Bros. Studios Leavesden in Hertfordshire from July to September 2025, with locations around London and the Home Counties. It opened in US cinemas on 11 September 2026.

Susanne Bier directed, with Bullock, Kidman, Stockard Channing and Dianne Wiest back as the Owens women. Joey King plays Kylie, Sally’s daughter. Galerie magazine lists more English stand-ins, including Royal Hospital Chelsea for Harvard and a flower market, and Old Wardour Castle in Wiltshire for a ruined manor.

The sequel has already out-earned the original. It opened at No. 1 with $30 million in the US and had passed $105 million worldwide by late October, against about $68 million worldwide for the 1998 film, by The Numbers’ count. Critics were barely kinder. Practical Magic 2 sits at 36% on Rotten Tomatoes, against 31% for the original, but audiences scored it 90%.

How to Visit the Practical Magic Locations

You can visit eight of the 10, though two are only from the street or road. The six Washington spots make a good two-day trip. Coupeville and San Juan Island are on different islands with no direct boat between them, so plan a day for each.

Coupeville, Whidbey Island.

1. From Seattle, drive north on I-5 to Mukilteo, take the 20-minute ferry to Clinton, then drive about 28 miles north. Allow about two hours. You can also drive over the Deception Pass bridge with no ferry.
2. From Victoria, take the MV Coho to Port Angeles (90 minutes), drive about an hour to Port Townsend, then take the 35-minute ferry to Coupeville’s Keystone terminal, a short drive from town.
3. Pick up the Chamber’s walking tour of the filming sites and see the props at the visitor centre.
4. Go in October for the Practically Magic Halloweekend, with screenings, a torchlight parade and filming site tours. In 2026 it ran 22 to 25 October.

San Juan Island.

1. Take the Washington State Ferries boat from Anacortes to Friday Harbor. The direct sailing takes about 1 hour 10 minutes, and reservations are recommended.
2. Drive about 10 miles to San Juan County Park, 50 San Juan Park Drive. Book a campsite ahead from May to September.
3. From Victoria, there’s no direct boat. The Sidney to Anacortes ferry, which stopped at Friday Harbor, has been suspended since 2020 and won’t return until at least 2030. In season, Kenmore Air flies a 30-minute seaplane from Victoria’s Inner Harbour to Friday Harbor. In 2026 it ran through 31 October.
4. Stay inside the park. Much of the land around it is private.

Hambleden and Worcester Park, England. Hambleden is a working village near Henley-on-Thames, so keep the noise down. The Hamptons in Worcester Park are private homes, so look from the street.
